Steve Malone has over thirty-five years of experience in real estate. This includes developing, marketing, and selling cooperatives, condominiums, fee simple, planned residential and resort projects. Recent real estate projects include: Sunrise Mountain Village (“SMV”), located in Killington, VT, the premier trailside development at Killington mountain ski and summer resort and currently, the only approved trailside development project on the mountain; Topridge (Phase 1 of above referenced SMV) luxury trailside homes consisting of 10 custom built trailside homes priced from $1 million to $4 million and 50 duplex units that sold for $850,000 per unit; The Lodges at Killington (Phase 2 of SMV)–configured in twelve unit–buildings, with 24 of these already constructed and sold for $600,000 per unit; Skyeship Inn in Killington, VT, a project in which masterplan permits were obtained for a 110 unit timeshare resort on behalf of a Venezuelan investment group.

Richard Saunders

Richard Saunders is a real estate professional with over 20 years of investment experience in the industry as President of Saunders Properties, LLC. His career focus has been acquiring properties that have a high value- added component when compared to traditional core real estate opportunities. His projects include developments, the acquisition of distressed real estate assets and assets whose value can be increased through a change of use. Strategic thinking and execution are the strengths that have allowed him to identify niches in the real estate industry that are underserved by capital and develop platforms to take advantage of the market circumstances capable of executing a programmatic acquisition plan. The Firm’s Advisory activities focused on providing debt and equity sourcing and advisory work for institutional clients, including Rothschild Inc.’s Realty Group and Ian Shrager Hotel Group. Mr. Saunders holds a Bachelor of Arts, Plan II Honors Program from the University of Texas, and a Master of Business and Science from Columbia University.

Base Camp at Bear Mountain is being developed by Ottauquechee Realty Advisors LLC, a Vermont limited liability company (“ORA”). This presentation is neither an offer to sell nor a solicitation of an offer to purchase a residence in the Base Camp at Bear Mountain community.
